This Field Note documents roof repair and waterproofing work at Ehsan Jaya, Block C, Desa Jaya, Johor Bahru. The existing corrugated asbestos roof still had its original red finish, while several roof fixing points and the party wall/capping area required attention. The repair work focused on these vulnerable areas, including waterproofing treatment using KOTE22 coating.
Existing Roof Condition
The existing roof consisted of red corrugated asbestos roofing sheets secured with roof fixings. Over time, some of the original fixing points had become raised or loosened, creating areas that required repair and additional weatherproofing protection.
Raised and Loose Roof Fixings
During the roof inspection, some of the existing fixing points were found raised or loosened from their original position. These areas can become vulnerable points for rainwater entry, especially as the roof and its fixings age and remain exposed to weather conditions over time
Party Wall and Capping Waterproofing
The party wall and capping junctions were treated with KOTE22 waterproofing coating to improve protection at the exposed detailing areas. The coating was applied to the required sections only, rather than across the entire roof surface
Roof Fixing and Screw Head Waterproofing
The roof fixing points were also treated individually. Silicone sealant was applied around the required fixing areas, followed by KOTE22 waterproofing coating over the screw heads to provide additional protection against rainwater entry.
Completed Waterproofing Repair
After the repair work was completed, the original red roof surface remained visible while the treated fixing points and party wall areas could be identified by the white KOTE22 waterproofing coating. The work focused on the vulnerable roof details rather than applying a full coating over the entire roof surface.
What This Project Shows
This project shows how roof leakage risks can develop around ageing roof fixings and exposed party wall details. Instead of coating the entire roof, the repair focused on the specific vulnerable areas identified on site, including the roof fixing points and party wall/capping sections.
The original red roof was retained, while silicone sealant and KOTE22 waterproofing coating were used as part of the targeted repair and weatherproofing work.
